We would be keen to see the following type of investments:

Offices:

  • Predominantly London focused
  • Multi tenanted
  • Low capital value
  • Alternative use potential
  • Long leasehold commercial units under new build residential schemes

Retail:

  • Neighbourhood parades
  • High Street units with short term income streams
  • Vacant properties in strong retail pitches
  • Mixed, high yielding parades
  • Second or third generation retail parks

Leisure:

  • All forms of D1/D2 uses such as Cinemas, Bingo Halls, Churches, Schools, Doctors Surgeries etc (vacant or let).

Residential:

  • Development opportunities on a subject to planning basis
  • Unbroken blocks of flats, either vacant or tenanted by way of AST agreements. We will take a view on lack of compliance with planning conditions, building regulations and warranties
  • Blocks of flats considered where a number of the flats have already been sold on long leases but where there are still some flats occupied by way of AST agreements. We will take a view on lack of compliance with planning conditions, building regulations and warranties
  • Individual units that require refurbishment
  • Commercial property with potential change of use to residential

Ground Rents:

  • Commercial and residential ground rent opportunities

Industrial:

  • Multi tenanted estates comprised of numerous small, self-contained units

We are experts in acquiring problem assets which banks will not fund, where there are potential building warranty issues or problems that may put off other buyers.
